Where you are in the business planning process is a big determining factor on just what type of business plan you may need.  In the planning stages, first let your imagination run wild.  Then pull it in and look at reality. 

Your bed and breakfast will have a special magic, but you and I live in the real world with real bills to pay.  Capturing the magic while meeting obligations is no small accomplishment.

So do a business plan just for yourself, just for your inn.  Scratch it out in pencil.  Cross out, mark out, smudge out -- do whatever you need to create the bed and breakfast business plan that you know will work.  And take a good look at your existing skills.

The object is to discover what you don't know so you won't waste your time researching stuff you either don't need or already do know.  Then set out a plan to fill in the gaps.  Some skills can be hired.  Some need to be learned.  Some you can take courses for, and some you cannot.

One of the very best techniques for learning a new business is to literally become an apprentice.  Find a B&B that you respect, and tell them you are building your own B&B business plan and would like to work for them -- for free -- to learn what you can.  If this is a non-competing B&B odds are they will like your idea.  B&B hosts are amazingly nice people, so if you approach them with friendship, that friendship will likely be returned.

CAVEAT:  When running your projections, really watch the occupancy rate that you predict.  The single biggest cause of B&B failures is over estimating the occupancy rate, and conversely, under estimating the amount of promotion needed to capture guests.

This is not a business plan that you can draw up over night.  No, the B&B inn business plan takes work to get it right.  But when it is right, you will find a wonderful lifetime business looking straight at you.

The Business Plan For Your Banker

Convincing yourself is one thing.  Convincing your banker is another.  Odds are that you will go first to the your local SBA affiliated bank, and that is a good beginning.  Before actually submitting your business plan, just have a conversation with the banker.  Ask what they are looking for, and how you can present a stronger case.  Then incorporate those ideas into your B&B business plan.

TOP TIP:  The name of the game is "marketing".  It just doesn't matter how beautiful your B&B is if you can't market it.  No customers, no business.  When writing your bed and breakfast business plan, focus on your marketing plan, with Plan A, Plan B and maybe even Plan C.  The fact that you can deal with adversity -- and that you have back up plans in place -- will work wonders on your behalf.
