A solid campground business plan will truly hold you in good stead as the economy recovers. Whether yours is a new business, or one that needs a business loan, it has very real potential.
After previous recessions, family oriented activities enjoyed a strong burst of business. Outdoor activities were part of that surge. And now campgrounds -- in fact most outdoor adventures -- are predicted to enjoy a surge in popularity. These adventures are generally inexpensive vacations. They bring families together. And they are truly fun. What more could anyone want in a holiday.
Taking advantage of this potential business may mean financing. No "canned" plan will work right for your business. There are just too many variables involved, such as:
Ironically, a campground is classified as a "service business". While service is a big part of the business, so is real estate. Neither a true service business nor, nor one based on real estate, will best serve your needs.
The best approach is to take a solid business plan, and choose those elements that are most important to your business. Emphasize those.
If your extensive experience is your best asset, put that front and forward.
If the campground has a history of growth to draw upon, emphasize that.
If the campground is part of a network of successful similar campgrounds, then draw upon the successes of the whole to make your success.
Real Property Valuation. This is tricky. If you are looking for an SBA loan, find out from the bank which property valuations are acceptable to them.
Income Projections. Very little can be based on historical information. Marketing stats are almost all starting from square one. Just because this property made lots of money five years ago is no indication whatsoever that it can make money now. Again, check with your lender to ensure that you are using the models that they will use in evaluating your proposal.
Up To Date Stats. Population stats have changed dramatically in many areas. Check with your County Planning Department to see about current stats.
Your Experience. A lot of work goes into running a successful campground, whether for travel trailers or tents. Make sure the skills needed are indeed available at a cost you can afford.
There are no "easy" business plans for this type of business. But, unlike many businesses, a campground business plan has a real crack at being hugely successful.
