I don't think a lot of banks are funding "real estate investment" right now. But there are a lot of individuals who understand the economics of such a proposal, and who might be willing to back you. You will probably find them in local angel investor groups. Contact all the local angel investor groups that you can and ask them directly how you might present your proposal to them. Then go in prepared with a basic business plan targeted to your business, and you will be on your way!
