While there is no one solution for everyone, here are suggestions to ponder.
DEMOGRAPHICS. Really focus on the demographics of your area. Go down to your city or county planning department and make those folks your very best buddies. Find out what is happening, and what is planned, for your area. Talk demographics. Find out how many homes in the area have been foreclosed, and how many more will be. Get a map and map it out. And put all this info into the business plan. Even if the picture isn't rosy and pretty, put it into the business plan.
This, more than anything else, will prove to the banker that you have done your homework. If, after all this, you still want to go into business, he may be inclined to help.
MARKETING PLAN. This is the other Biggie in your day spa business plan. Now that you know where your clients are, how will you promote to them? And what will it cost?
It is relatively easy getting build out quotes from several contractors, and even finding one who can recommend ways to trim your budget. It is a whole lot harder figuring out how to market a business within a budget.
